Buying, selling, or transferring ownership of a home

- Did you know being a "First Time Home Buyer" does not in itself, enable a purchaser to claim an exemption from the Property Transfer Tax? This tax, calculated on the purchase price as 1% up to $200,000.00, 2% on the balance, can be a huge expense - don't let it be unexpected - call to make sure you meet ALL the requirements for the expemption.

- Should you include a child or children on the title of your home? The decision to put your child or children on title as an estate planning measure should be an informed decision. Probate fees may end up being the least of your worries.



Powers of Attorney; Representation Agreements

- Powers of Attorney allow a person, referred to as a Donor, to appoint another person (or persons) to act on their behalf for legal or financial matters and can be as broad (no restrictions) or as narrow (by defining restrictions) as you may wish. They are capable of being in effect from the time of signing until revoked or the Donor dies - the Power of Attorney dies with the Donor and then it is his or her Last Will & Testament that comes into effect.

-Representaion Agreements - A Representation Agreement allows an adult to appoint a representative (or representatives) for legal, financial, and medical matters, including health care decisions.
